West Austin Neighborhood Guide

West Austin is bordered by the Mopac Expressway on the east, Highway 290 on the south, and Lake Travis on the west. For the purposes of this website, please note that we are including the communities of West Lake Hill, Bee Caves, and Lakeway in this section of Austin even though they are not technically part of the city.

West Austin is prized for its scenic beauty – from the Hill Country views to the lakefront properties of Lake Travis, people who live in West Austin enjoy some beautiful views. Neighborhoods in West Austin include Barton Creek, Bella Lago, Bee Caves, Lakeway, Lake Pointe, Lost Creek, The Reserve at Barton Creek, Rob Roy, Rollingwood, Senna Hills, and Westlake.

One of the characteristics that make this region one of the most beautiful in all of Austin is its surrounding hills. In West Austin, you will find many interesting places to visit, such as Austin Country Club, the 360 Bridge, Barton Creek Greenbelt, the Wild Basin Wilderness Preserve, and the famous Zilker Park which comprises 350 acres and has attractions like Barton’s Spring Pool, Zilker Botanical Garden, Zilker Hillside Theater just to mention a few of them. West Austin is known for being a very prized town; some of the most valuable neighborhoods are here, as well as some of the best educational institutions in the Eanes School District.

New homes, condos and townhouses are common in Northwest Austin. Many of the homes are very large and prices can range into the millions of dollars. Included in this area are homes on Lake Travis, some of the most expensive in all of Austin.

Tarrytown

Tarrytown is a residential neighborhood in West Austin, specifically west of downtown Austin that makes it easy and fast to access. Within Tarrytown’s borders, you will find many architectural wonders like old churches and gracious homes that combine perfectly with the old shade trees that surround it, making it a peaceful and beautiful sanctuary.

In the middle of Tarrytown, you will find Reed Park, a recreational center where people come to swim, hike, and bike as well as to do several other activities. Another swimming site is Deep Eddy Pool in Eilers Park. In The summertime, people gather here to enjoy picnics.

Westlake Hills

The neighborhood of Westlake Hills combines the beauty of gracefully designed homes with a view that only hills can offer the urban town on one side and the Austin skyline on the other. Having the lakes just minutes away makes living at West Lake Hills a sublime experience, giving its residents plenty of choices for outdoor activities.

A curious fact is that Westlake Hills is not really a part of Austin. This neighborhood has its own city government and an award-winning school district for its excellent education level.
Westlake Hills’ ordinances keep down the visual contamination of having too many signs, giving it one of the most impressive views in Austin.

First, some clarification. People often use the term “Westlake” as a generic term to include many other areas in addition to the specific city of “The Hills of Westlake” which is located just west of Austin and is, in fact, not large. When referring to the area of “Westlake”, it is generally considered to be the area of Austin between the famous and fun Zilker Park (kids LOVE the Train!) in the southeast corner, Barton Creek Golf Resort & Spa in the southwest corner, then all the way north to the 360 Bridge, and following Lake Austin back to downtown.

This area of Austin includes the cities of “Rolling Wood” and “The Hills of Westlake”, which are both easy commutes to Downtown. It also contains some of Austin’s most prized neighborhoods such as Barton Creek, Davenport, Seven Oaks, and Rob Roy. With Lake Austin, its secluded canyons, and gently rolling hills; it is easily one of Austin’s most beautiful regions. It is in this area that many of the beautiful Austin TX homes such as Austin homes with hill country views, Austin waterfront homes, or Austin luxury homes are located.

With the abundance of natural resources in this area, it is no surprise that the “Outdoors” is a prominent feature in the Recreational Lifestyle of this area. There is the beautiful Barton Creek Greenbelt which leads right to Lady Bird Lake (aka “Town Lake”) Hike & Bike Trails, as well as the Shoal Creek Hike & Bike Trails that run almost as far north as 45th St. Since Lance Armstrong (8 Time Winner of the “Tour De France”) is a hometown favorite, colorful jerseys on cyclists and roller bladders are a common festive sight on the roads in and around Westlake every day of the week. And, of course, with the placement of the Wirtz Dam above the Westlake area (which ensures a constant lake level on Lake Austin), it has become a recreational mecca for wakeboarders and skiers. With this being Texas, that means the truly dedicated can be on the water year-round. Don’t forget, though, that Golf is huge in Westlake too. To prove it, the Barton Creek Golf Resort & Spa boasts four 18-hole championship courses designed by Tom Fazio, Arnold Palmer, and Ben Crenshaw.

Besides a wealth of Natural Resources, Westlake is also one of the wealthiest areas of Austin in Personal Resources. A large part of the population are employed in professional, scientific, and technology fields and have beautiful and grand Austin houses since the average annual household income are significantly higher than the national average.

Westlake has approximately 200 businesses ranging from brand-new state-of-the-art medical facilities—to hardware stores selling Tiffany—to funky garden nurseries peppered with plastic pink flamingos in the summer and scores of tuxedoed penguins in the winter months. Restaurants offer a nice complexity of dining experiences from fine dining with linens to excellent Texas barbeque served on electric spool tables by the roadside.

Education is serious business in Westlake…the Eanes ISD has been recognized as one of the top 25 districts in the state of Texas through a corporate-sponsored Excellence in Education awards program. The high school is rated as a U.S. Blue Ribbon School offering a plethora of AP courses and teaching (5) languages including American Sign Language.
